In August 2024, Hibco Construction completed a 21,640 sq. ft. commercial tenant improvement for Interior Offroad (IOR) in Edmonton, AB. Under a design-build model, the project transformed an existing industrial space into a multi-functional facility — featuring 6,130 sq. ft. of retail and staff areas for truck and off-road accessory sales, a 7,572 sq. ft. mechanics shop for product installations, and a 7,938 sq. ft. warehouse for parts and supplies storage. The project required careful scheduling to meet an aggressive timeline while simultaneously respecting noise restrictions from neighbouring tenants — balancing the demands of active construction with the realities of a shared, occupied building.
